*A CMA is a comparison of properties and the prices they sold for.  A CMA will not substitute for an official valuation or appraisal but you may find that its accuracy will be based on a relevant comparison selection that on-line systems like Zillow and Cyberhomes attempt to match.

**A note about the new trend toward AVM (Automated Valuation Models).   Although there is presently no absolute direction one way or the other about the lending industry’s future use of the AVM, the shortcomings of the exclusive use of it are becoming more apparent with time.  AVM’s generally represent the value of a property according to a neighborhood’s statistical norms.  It does not allow for observations like the poor condition of a home or recent upgrades like baths and bedrooms are not considered as well.  School districts are also missed which is very important in determining value.
